Buying in the Winter - A Great Idea

It is no secret that real estate market activity tends to be busiest in the spring and summer months.   Even though our Vancouver winters are relatively mild, the steady drizzle of rain and chilly temperatures make it difficult to motivate buyers to come through to view homes.

 

However, buyers can use this to their advantage in their home search.  Although there is typically less inventory on the market, there are also fewer buyers which means that potential owners have a better opportunity to engage in some healthy negotiation.   In a frenzied spring market, competing against other buyers may lead to some less-than level-headed thinking and deliberation on an important purchasing decision.    

 

Fewer buyers also translates to fewer offers so sellers typically will entertain offers more seriously, less certain that a better offer might be around the corner.

 

Also, given our damp climate, it's easier to spot issues with the home's construction when the weather is poor.   Any leaks or water problems are more likely to appear during our rainier seasons.  

 

Lastly, trades tend to also be slower so if there are any improvements you want to make to your new home, it's likely easier to book your professional of choice rather than settling for whomever can fit your into their schedule.   This is also true of the real estate profession.  Fewer clients means more availability for the clients are actively servicing and can result in more individualized attention to your situation.
